Fire Alarm Supervision and Testing: The NFPA 72 Rules Most Facilities Overlook

Compliance Is a Verb
Most facilities think NFPA 72 compliance ends the day the fire alarm system is installed and the monitoring station confirms it's receiving signals. That's where the real work begins.
NFPA 72 — the National Fire Alarm and Signaling Code — doesn't just require a communication path. It requires that the path stays healthy, that failures get detected fast, and that you can prove both. A system that was fully compliant in January can drift out of compliance by June without anyone touching a single wire.
Here's where facilities slip.
The 200-Second Rule Nobody Tests
The code requires supervision of every fire alarm communication path. In plain terms: the system has to detect a failure in the transmission path and report it within 200 seconds.
That isn't a benchmark. It's a hard requirement. If your panel can't see that the phone line, cellular connection, or IP path has gone down — and can't tell the central station about it — you're out of compliance the moment that path fails.
Two gaps I see constantly:
- Legacy POTS panels with no line supervision. Older DACT setups dial out over a copper pair but can't reliably supervise that pair between your building and the central office. The panel thinks everything is fine while the line quietly dies.
- IP communicators on unprotected network paths. An IP path that runs through a switch, firewall, and router that lose power during an outage isn't supervised in any meaningful sense. The panel's battery doesn't help if the network in front of it is dark.
Before you assume you're compliant, ask one question: if the communication path fails right now, does anyone find out within 200 seconds?
Testing Is Where Compliance Actually Lives
Installation gets the system in the building. Testing is what keeps it legal. NFPA 72 lays out a cadence that most facilities under-resource:
- Daily: the panel runs automatic self-checks of supervision and communication paths. No technician required — but the results have to be visible and logged, not buried in a panel nobody reviews.
- Quarterly (sometimes monthly): a communication test signal travels from your panel to the central station. This proves the full path works end to end, not just that the panel is powered on.
- Annually: a full functional test of the alarm system, including communication, typically by a qualified technician.
The failure mode I see most often: the quarterly test signal gets scheduled, missed, and quietly dropped. A facility can go a year or more with a degraded path and never know — until an inspection or, worse, an actual fire event.
What Inspectors Actually Check
When an AHJ (Authority Having Jurisdiction) walks your facility, they're not reading your migration plan. They're asking for records:
- Test signal logs. Can you show test signals actually transmitted on schedule, with the central station's confirmation?
- Supervision verification. Can you demonstrate the path is supervised — not just connected?
- Current pathway documentation. Does your fire safety plan reflect the path you're using today, or the POTS line you removed three years ago?
- Central station configuration. Is the monitoring account set to the right communication format and test schedule?
An inspection isn't a quiz on the code. It's an audit of your records against your actual system. If the two don't line up, you fail — even if the equipment is technically fine.
Stay Compliant Without the Fire Drill
The fix isn't complicated. It's mostly discipline:
- Verify supervision on every path. If you migrated off POTS, confirm the new communicator supervises its connection and reports failures inside the 200-second window.
- Automate test signal scheduling. Don't rely on someone remembering. A managed fire alarm communication service handles test signals and logs them for you.
- Keep records current. After any path change, update the AHJ, the central station, and your internal fire safety plan on the same day.
- Treat quarterly tests as non-negotiable. A missed test is a compliance finding waiting to happen.

NFPA 72 compliance isn't a one-time project. It's an ongoing state — supervision, testing, and documentation working together. The facilities that get into trouble aren't the ones with old equipment. They're the ones that stopped paying attention after the equipment was installed.
